Buying in Orange County: Why the August Numbers, Especially on Condos, Work in Your Favor
The August 3 Orange County Housing Report from Steven Thomas at Reports on Housing is titled The Condo Conundrum, and for buyers the slower pace it describes is quietly good news. The overall Expected Market Time is 101 days, which means the urgency of years past has drained out of the market and you have room to make a smart, unhurried decision.
Start with selection. There are 5,046 homes on the market, and inventory has been climbing gently through the summer. More listings means more to compare, more room to be choosy, and far less pressure to chase a home you are unsure about.
Now look at where your leverage is strongest. Condominiums and townhomes are the softest segment at 114 days, up from just 90 days a year ago. If you are open to attached homes, you likely have the most negotiating power on price, credits, and terms that Orange County buyers have seen in a while. Detached homes are firmer at 93 days, a hair faster than last summer, so on a well priced single family home you should still be ready to move when the right one appears.
One honest note on condos: do your homework on the association. The median monthly HOA dues on attached sales in June were $507, and starting in January 2027 lenders are raising reserve requirements, which could nudge dues or bring special assessments at some communities. None of that should scare you off, but it belongs in your budget, and in a 114 day market you have the standing to negotiate with it in mind.
Rates are the reason the market is this calm. The average loan is near 6.82 percent today, compared with about 6 percent at the end of February. Here is the flip side: history says that when rates ease back toward 6 percent, buyers come rushing in and competition returns quickly. Buying while others hesitate is how you keep the upper hand.
And the ground under your purchase is solid. Sellers are getting 99.9 percent of asking on average, there are only 10 distressed listings in the whole county, and nearly every seller has equity. You would be buying into a stable market, not a shaky one.
