Orange County Housing Eases Into Summer: Where the Market Stands in Late June 2026
The Orange County housing market has officially shifted into its summer rhythm. Inventory rises and eventually peaks, demand softens as families turn their attention to vacations and time off, and the overall pace cools week by week. We are right in the middle of that seasonal change now.
Over the past two weeks, the active listing inventory grew by 130 homes to 4,681. That is up 3 percent and the highest level we have seen since last September. Expect that number to keep climbing until it peaks somewhere between July and August. A year ago there were 4,894 homes available, so we are actually sitting about 5 percent below last year and well below the pre pandemic norm of roughly 6,633 homes.
Demand tells the other half of the story. Pending sales eased to 1,606, down 2 percent in two weeks, and demand actually peaked about six weeks ago. Affordability is the reason. Until mortgage rates drift toward 6 percent or into the 5s, buyer activity is likely to stay measured rather than urgent.
Put those two trends together and the Expected Market Time, the number of days it would take to sell every listing at the current pace, stretched from 83 to 87 days. A year ago it was 91 days, so we are close to where we were last summer. This is a balanced market. Negotiations are not clearly favoring buyers or sellers right now.
One detail worth watching: 37 percent of the homes on the market today have already reduced their asking price at least once. Sellers who price ahead of the market and present a home in turnkey condition are still selling quickly. Everyone else is feeling the slowdown.
