What Orange County Home Sellers Need to Know Right Now

The sales to list price ratio in Orange County is sitting at exactly 100.0 percent. That means sellers who are pricing correctly are still getting full asking price. April saw 1,886 closed sales, up 1 percent from last year. And distressed sales are nearly nonexistent. Only 0.2 percent of active listings are short sales or foreclosures. This is still a market where sellers with equity are in control.

The Part You Need to Know

Inventory just increased by 168 homes in the past two weeks, up 4 percent, and it is going to keep climbing through summer. Demand appears to have peaked for the season and is slowly falling. That means more competition among sellers is coming. The window to list at a premium price is now, not in August.

Expected Market Time has increased from 77 to 81 days in the past two weeks. That is still reasonable, but the trend is moving in the wrong direction for sellers who wait.

Detached vs Condo

If you are selling a detached home, you are in better shape: Expected Market Time is 76 days, faster than condos at 87 days. If you are selling a condo or townhome, pricing aggressively from day one is more important than ever.

Luxury Sellers: Read This

If your home is priced above $2.5 million, the market has slowed significantly. Expected Market Time for luxury homes just hit 167 days, its slowest reading since January. At that pace, a seller listing today could be looking at a closing around November 2026. Pricing and presentation need to be exceptional.

The Bottom Line for Sellers

List sooner rather than later. Price it right from day one. Homes that sit get stigmatized. Professional photography, strong marketing, and the right agent make the difference between 81 days on market and 14.
