What the Fall Slowdown Means if You Are Buying in Orange County
If you have been waiting for a calmer moment to buy in Orange County, this fall is it. There are 4,952 homes on the market right now, and the overall Expected Market Time has eased to 110 days. Homes are simply taking longer to sell, and that shifts real leverage back toward you.
At 110 days, you have time to see a home twice, run your numbers, and write a thoughtful offer instead of a rushed one. That is a world away from the frenzy years, and it is one of the most underrated advantages a buyer can have.
Leverage is not the same everywhere, though. Single family detached homes are the quicker segment at 99 days, so those stay competitive. Condos and townhomes sit at 128 days, up from 87 a year ago, which points to the most negotiating room in that part of the market. If you are a first time buyer or you want a lock and leave lifestyle, the attached market is where patience really pays off right now.
The upper end is even more open. Homes from $2.5 million to $4 million are near 121 days, the $4 million to $6 million range sits around 218 days, and above $6 million stretches to 454 days. If you are a move up buyer, that is real room to negotiate on your next home.
Higher rates are the reason the market is this patient, and that patience is your opening. History says that when rates ease, buyers come back quickly and competition returns. You can always refinance a rate down the road, but you cannot go back and buy at today's price if values keep holding and inching up.
Best of all, this is a stable market, not a falling one. Only 13 homes in the whole county are distressed, nearly every seller has equity, and values are holding at 99.5 percent of asking. That means you can buy with confidence instead of trying to time a bottom that the data says is not coming.
If you want to see what your options look like in your price range and neighborhood, let's talk. I will show you exactly where the leverage is so you can move with confidence when the right home shows up.
