Costa Mesa

Coastal access, the county's best food scene, and a rare buyer opening

Costa Mesa is where coastal Orange County gets interesting. The city line sits one mile from the ocean, South Coast Plaza anchors world class shopping, and no city in the county packs more good restaurants per square mile.

Here is what matters for buyers in 2026: this is one of the few local markets that has actually softened, with sale prices down several percent year over year. That means negotiating room that has not existed here in years.

The Homes

Nearly half the city dates to the 1940s through 1960s, mostly postwar ranches and capes, with Spanish and Craftsman bungalows in the oldest pockets. The average home here was built around 1971.

New construction is arriving in force near South Coast Metro, including over 1,000 homes planned at the Hive Live project and new townhomes on Bear Street, so buyers who want newer product finally have local options.

Schools

Costa Mesa is served by Newport Mesa Unified, which tests in roughly the top 20% of California districts. School quality varies more block by block here than in neighboring cities, so the attendance boundary check matters.

Living Here

South Coast Plaza draws over a billion dollars in annual sales, SOCO and The OC Mix host the design and food crowd, and the East 17th Street corridor covers daily life. Fairview Park adds 208 acres of bluffs and trails connected to the Santa Ana River Trail, and the OC Fair takes over the fairgrounds every July.

The city sits at the junction of the 405, 55, and 73, with Newport Beach 5-15 minutes away, Irvine 15-30 minutes off peak, and John Wayne Airport 10-20 minutes.

Buyer Tips

Every pocket of Costa Mesa has its own personality, so I always encourage buyers to visit a home at different times of day and walk the block. Details like condo HOA reserves and parcel specifics are things I verify on every purchase.

The 2026 softening makes this a rare moment where patience pays: sellers are negotiating, and prepared buyers are winning terms that were unthinkable two years ago.

Who It Fits

Design minded professionals, move up buyers who want coastal access without Newport pricing, families using the Newport Mesa schools, and anyone who wants to buy into a strong long term market during a rare soft patch.

Frequently Asked Questions

Are Costa Mesa home prices dropping in 2026?

Sale price data shows the citywide median down roughly 3-8% year over year as of mid 2026, one of the few local declines. Well priced homes still sell, but buyers have real negotiating room for the first time in years.

Which is better, Eastside or Westside Costa Mesa?

They serve different buyers. The Eastside is the walkable premium district near Newport with medians around $1.9M. The Westside runs about $1.47M-$1.5M with older, denser stock and strong upside as redevelopment continues. I live on the Eastside and work both.

What should I know before buying in Costa Mesa?
