Downtown keeps its early 1900s beach cottages and bungalows, Huntington Harbour offers canal front homes with private docks on five islands, and Pacific City brought new construction to the sand.

Budget for updates on original tract homes: plumbing, electrical, and roofs from that era are often due. That is a negotiating point, not a dealbreaker, and it is where a good agent earns their keep.

Schools

Several elementary districts feed the Huntington Beach Union High School District, and the high schools are the headline here. Beyond the beach, Huntington Central Park is one of the largest city parks in the county, with trails, a lake, a dog park, and an equestrian center. Surf City Nights takes over Main Street every Tuesday evening, and Pacific City and Bella Terra cover shopping and dining.

The 405 runs along the inland edge, putting Irvine and South Coast Metro within 15-45 minutes depending on the hour, and John Wayne Airport is about 20 minutes east.

Buyer Tips

A few tracts near Holly Seacliff and Bolsa Chica carry special assessments, and some coastal parcels have specific insurance requirements. These are easy to confirm early, and I review the tax bill and flood map on every home my buyers consider.

Many of the original 1960s homes are ready for a refresh, which is often the opportunity: they carry the best price per square foot in the city and respond beautifully to updates.
