Buying in Orange County: The August 17 Report Gives You Time, Choice, and a Reality Check on Price
The August 17 Orange County Housing Report from Steven Thomas at Reports on Housing is titled AI Pricing Inaccuracies, and while the headline is aimed at sellers, it matters just as much to you. Plenty of buyers lean on a Zillow Zestimate or an AI chatbot to decide whether a home is priced fairly. The report shows those tools can be off by a wide margin, so use them as a starting point and let a real look at the comparable sales tell you what a home is truly worth before you write an offer.
The good news is that you have time to do exactly that. The overall Expected Market Time is 99 days, which means the frenzy of years past is gone and you can tour a home more than once, order a careful inspection, and make an unhurried decision. There are 5,054 homes on the market, roughly the same as a year ago, so there is plenty to compare.
Here is where your leverage is strongest. Condominiums and townhomes have slowed to an Expected Market Time of 118 days, up from 85 days a year ago. If you are open to an attached home, you likely have the most room to negotiate on price, credits, and terms that Orange County buyers have had in a while. Detached homes are firmer at 87 days, actually faster than last summer, so on a well priced single family home you should still be ready to move when the right one shows up.
Rates are the reason the market is this patient, and they cut both ways. Financing costs have kept some buyers on the sidelines, which is precisely what created this breathing room. History says that when rates ease, buyers rush back in and competition returns quickly. Buying while others hesitate is how you keep the upper hand, and you can always revisit your loan later if rates improve.
The ground under your purchase is solid. Sellers are getting 99.5 percent of asking on average, there are only 9 distressed listings in the entire county, and nearly every seller has equity. You would be buying into a stable market, not a shaky one.
If you are shopping the higher end, there is opportunity there too. Homes priced from $2.5 million to $4 million now carry an Expected Market Time of 111 days, down sharply from 148 just two weeks ago, so even as that segment strengthens, patient buyers still have negotiating room.
