What the Fall Market Means if You Are Buying in Orange County

What the Fall Market Means if You Are Buying in Orange County

If you have been waiting for a calmer moment to buy in Orange County, the fall market is it. There are 4,982 homes on the market right now, about 2 percent more than a year ago, which means more choices and far less of the frantic competition we saw in spring. According to the newest report from Steven Thomas at Reports on Housing, supply and demand are both easing gently into the season.

The Expected Market Time is 98 days. In plain terms, homes are taking a bit longer to sell, and that gives you time to see a property twice, run your numbers, and write a thoughtful offer instead of a rushed one. That breathing room is one of the most underrated advantages a buyer can have.

Leverage is not the same everywhere. Detached homes are still moving quicker at about 90 days, so those remain competitive. Condos and townhomes sit at 109 days, which points to more negotiating room in that segment. If you are a first time buyer or you want a lock and leave lifestyle, the attached home market is where patience can really pay off right now.

Mortgage rates are hovering near 6.87 percent, a touch higher than the 6.53 percent of a year ago. I know rates are the number everyone watches, but waiting for a perfect rate carries its own cost. Prices in Orange County are stable and holding, and you can always refinance a rate down the road. You cannot go back and buy at today's price if values keep inching up.

The good news is that this is a steady market, not a falling one. Values are holding, inventory is still well below the pre COVID norm, and sellers are not slashing prices. That stability means you can buy with confidence rather than trying to time a bottom that may never come.

Even the upper end is worth a look. Luxury demand above $2.5 million is up roughly 44 percent from a year ago and that segment is having its best stretch of 2026, yet homes priced from $2.5 million to $4 million still sit around 95 days, so patient move up buyers continue to have room to negotiate.

If you want to see what your options look like in your price range and neighborhood, let's talk. I will show you exactly where the leverage is so you can move with confidence when the right home shows up.
