Buying in Orange County Right Now: Why the Summer Lull Works in Your Favor
The July 20 Orange County Housing Report from Steven Thomas at Reports on Housing describes what he calls the lull phase, and for buyers that phrase is good news. The urgency has drained out of the market, and that hands you something you have not had in years: time to make a smart decision.
Start with choice. There are now 5,020 homes on the market, up 7 percent in just two weeks and the most since last July. More listings means more to compare, more room to be selective, and far less pressure to write an offer on a home you are unsure about. Nearly two thirds of available homes have been listed for at least 30 days, so sellers know they need to work with a serious buyer.
The Expected Market Time has stretched to 102 days. In plain terms, homes are sitting longer, which means you can tour a property more than once, order a thorough inspection, and negotiate without someone swooping in over the weekend. That breathing room is real leverage.
Where you shop matters. Condos and townhomes are the softest segment at 112 days, up from 94 a year ago, so attached home buyers have the most negotiating power on price, credits, and terms. Detached homes are firmer at 96 days, actually a touch faster than last summer at 97, so on single family homes, especially well priced ones, stay ready to move when the right one appears.
Rates are the reason the market is this calm. The average 30 year fixed hit 6.55 percent, the highest since last August, and that is exactly what pulled demand back. Here is the flip side: if rates ease toward 6 percent, history says buyers come rushing back and competition returns fast. Buying while others hesitate is how you keep the upper hand.
And the ground under your purchase is solid. Sellers are getting 99.9 percent of asking on average, distressed listings number just eight in the whole county, and nearly all sellers have equity. You are buying into a stable market, not a shaky one.
